What a repair fixes

A repair makes a limited area of the roof shed water again when the rest of the roof still has life left. The repairs we see most often in the metro:

• Split or cracked pipe boots
• Failed step or counter flashing at walls and chimneys
• Nail pops, where a backed-out nail lifts the shingle and becomes both a leak and a weak spot in high wind
• Wind-creased or missing tabs
• Limb punctures after ice storms

How we repair

We fix the cause, not the symptom. Loose nails are reset or replaced into solid decking instead of caulked over. Failed flashing is replaced, not sealed over. Replacement shingles are hand-sealed, because new tabs may not self-seal in cold weather.

We match shingle profile and color as closely as the market allows. On an older roof an exact match often isn't possible, and we'll tell you that before we start.

Repair or replace

A repair costs a fraction of a new roof. If it buys you five or more good years, it's usually the better value. You'll get a free written estimate for both options when both are on the table, so you can compare them.

When a repair is the wrong call

• Hail damage across several slopes. Patching it piece by piece can cost you the insurance claim, and a patched roof often fails in the next storm.
• Widespread granule loss, curling or brittle shingles. New tabs won't seal to them or match them.
• Your insurer has moved the roof to actual cash value or a roof-age schedule. A new roof may be the better long-term decision (Oklahoma Insurance Department).

Repair permits vary by city

• Oklahoma City doesn't require a permit for maintenance of 500 sq ft or less.
• Midwest City requires a permit for roof repairs, not just full reroofs.
• Edmond doesn't require a roof-covering permit.
